Why This Work Is Hard to Quote — and What We Do About It
Rot and structural repair is the only residential work where the honest first answer is “we do not know yet.” What is visible is the end of a process that has been running behind the siding for years, and nobody — including us — can see the whole of it from outside. A contractor who quotes a firm number on a soft fascia board without probing it is either guessing or planning to renegotiate later.
So we do the opposite. At the walk-through we probe with an awl, meter for moisture, trace where the water is coming from and look at how load travels above the damage. That produces two things: a range you can plan against, and an honest statement of what would push it to the top of that range. The contract is then fixed-price against a written scope with a stated contingency — and if we find more, you see it and price it before we continue.

These are our standard ranges and they are the same in every town we serve. What moves a job within its range is how far the damage has travelled, whether the load above has to be shored, and whether the water source can be corrected at the same time.
What You Need to Know Before You Get Quotes
Four things separate a structural repair that lasts from one you pay for twice. None of them are about price.
Structural work needs a permit — painting does not, and the difference matters
The Massachusetts Residential Code exempts “painting, papering, tiling, carpeting, cabinets, counter tops and similar finish work” from permit requirements at 780 CMR R105.2. That exempt list contains no exemption for siding, framing or structural repair. R105.1 makes it unlawful to reconstruct, alter or repair a structure without first filing and obtaining a permit, and the base code’s “ordinary repairs” allowance cannot cover anything affecting structure, egress, fire protection, fire rating, energy conservation or utilities.
In practice this catches homeowners mid-project. A repaint is exempt right up until prep uncovers rotted sheathing — at that moment the job stops being finish work and the building department is involved. We hold a Massachusetts Construction Supervisor Licence, so the permit gets pulled properly rather than the repair being quietly buried under new siding.
Water is the cause, every time — and it has to be fixed with the wood
The USDA Forest Products Laboratory puts it plainly: “Water is usually involved if finishes perform poorly on wood,” with risk rising sharply above roughly 20% moisture content. Rot is that same problem left running for years. The four sources we find over and over in Central Massachusetts are grade that has crept up against the sill, splash-back off a hard surface, a gutter or downspout that has been overflowing since some winter nobody remembers, and end grain that was never sealed.
End grain is the quiet one. It wicks water dramatically faster than face grain, which is why clapboard butt joints, trim ends, railing components and column bases are almost always the first things to go. New work of ours gets end grain sealed on every cut. Replacing rotted wood without removing the water source is a repair with an expiry date, so the water source is written into the scope, not treated as an optional extra.
Ice dams — the distinctly New England failure, and the most misdiagnosed
Meltwater from a warm roof refreezes at the cold eave, backs up under the shingles and gets into the wall and soffit. Massachusetts’ own guidance notes this damages the sheathing, the roof structure, and the ceiling and walls below, and can wreck wall insulation. UMass Amherst names the symptom exactly: “Paint peels long after the ice and all signs of a roof leak have evaporated.”
So if trim under your eaves has gone soft, or paint fails in a band up there every couple of years, the repair is only half the job. The other half is attic air sealing, insulation — UMass cites roughly R-38, about 12 inches, with particular attention above exterior walls — and continuous soffit-to-ridge ventilation. We will tell you that at the walk-through even though it is not carpentry, because the alternative is doing the same repair again in three years.
Pre-1978 houses: the lead rules apply to this work regardless of area
On painting, the lead-safe rules trigger above 6 square feet per room inside or 20 square feet outside. On carpentry, remodelling, window replacement and demolition, Massachusetts covers the work regardless of the area of painted surface disturbed. Structural repair on a pre-1978 house is covered from the first cut.
And the credential is not the one most national advice names. Massachusetts is one of fifteen jurisdictions running its own authorised programme — EPA states that EPA certification does not apply here. What applies is a Lead-Safe Renovation Contractor licence from the Department of Labor Standards under 454 CMR 22.00, with a certified Renovator-Supervisor required on site and in control of the work at all times.

Opening a wall and finding the damage runs further is normal, not exceptional. Every contract is fixed-price against a written scope with a stated contingency for structural unknowns. When we find more, we stop, show you what is there, price the additional work in writing, and wait for your approval before continuing.
Nothing is absorbed silently and nothing turns up for the first time on the final invoice. That is the entire difference between a rot repair that goes well and one that becomes a dispute.

The honest answer is that you often cannot tell until it is opened up, and any contractor who quotes a firm number without opening it is guessing. That tells us whether we are pricing a trim repair or shoring a wall, and it tells us how big the contingency needs to be.
Why does the sill rot in New England houses?
Because it is the lowest piece of wood in the building and everything wet finds it. The USDA Forest Products Laboratory's working figure is that wood above roughly 20% moisture content is at sharply elevated risk, and a sill kept damp by grade that has crept up over decades, splash-back off a hard surface, or a gutter that has been overflowing for three winters, sits above that number more or less permanently. Repairing the sill without fixing the water source buys you ten years at most — so the water source is part of our scope, not an afterthought.

Do you work on older and antique homes?
Yes, and most of Worcester County's stock is exactly that. Older framing is not dimensional lumber, joist bays are not on modern centres, and what looks like a beam is sometimes carrying nothing while a wall you assumed was a partition is carrying the roof. Post-and-beam, balloon framing and mill-era construction all fail differently and need different repairs. That is why the walk-through matters more here than the price list does.
